If your Mighty Mule opener has stopped swinging the gate, a replacement motor typically runs $280 – $470 installed in Yonkers, depending on the model and whether we’re swapping the arm, the control board, or the full power unit. We keep Mighty Mule-compatible motors and hardware on the truck for most FM-series and MM-series openers, so in the majority of cases we can complete the replacement the same day we diagnose it.
Most Yonkers homeowners don’t discover the motor itself has failed until the gate stops moving at all, or it moves a few inches and gives up. Sometimes the gate never moved quickly to begin with, but a dead motor is different from a weak battery or a misaligned limit switch – it’s the difference between a $0 phone diagnostic and a $400 part. We’ll tell you which one you’re looking at before anyone touches a tool.
Which Mighty Mule Models This Applies To
Mighty Mule has used two main motor architectures across its lineup: the FM-series (FM200, FM350, FM500, FM502) which uses a 12V motor inside a cast housing, and the newer MM-series (MM260, MM360, MM371, MM572) which moved to a 12V or 24V motor with a different mounting pattern and a redesigned limit switch assembly. The mounting bolt spacing and control board connector are not interchangeable between the two families. If you have an FM200 arm on a dual gate and a neighbor offers you a spare MM360 motor, it will not bolt on, and the wiring harness won’t match.
To identify what you have, look at the sticker on the underside of the operator arm. It will show the model number and a series letter (A through F for FM units, G and later for MM units). We stock genuine Mighty Mule parts where they’re still available, and we also carry quality aftermarket equivalents for the common FM500 and MM371 motors, which are the two we replace most often in Yonkers. For older discontinued models, we can usually source a rebuilt or compatible unit within two to three business days.

Signs Your Mighty Mule Gate Motor Replacement Is Failing
- Gate hums but doesn’t move. The motor is getting power but the internal gear train has stripped or the capacitor has failed. This is the most common end-of-life symptom we see on FM-series openers after about 5 years.
- Gate opens but refuses to close, or vice versa. The motor is still producing torque in one direction but the directional relay or limit switch contacts have burned out. Sometimes this is repairable at the board level; more often on older units, the motor and board are replaced together.
- Slow operation, worse in cold weather. Yonkers winters expose failing motors early. If your gate crawls when the temperature drops below 40°F, the motor windings are likely degrading and drawing excessive current.
- Burning smell or visible scorching near the arm housing. The motor has overheated and may have begun melting its own insulation. Stop using the gate and call us at (585) 496-2148. This is not a “keep an eye on it” situation.
- Battery drains within days of a full charge. A failing motor pulls far more amperage than the transformer and battery can sustain. You’ll replace batteries repeatedly until the motor is swapped.

AfterReplacement Cost & What’s Included
| Service | Typical Cost in Yonkers |
|---|---|
| Single gate motor replacement (FM-series, parts included) | $280 – $360 |
| Single gate motor replacement (MM-series, parts included) | $340 – $450 |
| Dual gate motor replacement (both arms) | $520 – $720 |
| Motor + control board replacement | $380 – $520 |

Every replacement includes the motor unit itself, new mounting hardware where needed, limit switch adjustment, wiring verification, and a full gate cycle test. We write the price before any work starts, and that number doesn’t change at the door. If we open the unit and find and additional issue, we stop, explain what we found, and get your approval before proceeding. The motor carries a 12-month parts warranty from the manufacturer, and our labor is covered under the 365-Day Done Right Promise: if the replacement fails within a year, Calder Gate Repair returns and makes it right at no charge.
DIY or Call Us?
Mighty Mule openers are 12V or 24V DC systems, which means the electrical hazard is lower than a 120V LiftMaster or DoorKing unit. That said, the mechanical side still deserves respect. The operator arm is under spring tension even when unplugged, and releasing the wrong bolt can send the arm snapping toward you. If you’re comfortable with basic hand tools and have the exact replacement motor for your model, a careful DIY swap is possible. What we see go wrong most often in Yonkers is a misaligned limit switch after the swap, which causes the gate to stop short or overtravel and bend the mounting bracket.
Our honest recommendation: if you can hear the motor struggling but aren’t sure whether it’s the motor, the board, or the battery, call us first. Nico Alvarez can usually tell you what’s failing over the phone in under five minutes. If it turns out to be a $30 limit switch instead of a $400 motor, you’ll be glad you didn’t guess.
FAQs
Expect 4 to 7 years from a Mighty Mule motor in Yonkers, with the lower end being common for dual gates that cycle 20+ times a day or gates exposed to direct winter road salt spray. Single gates used lightly can stretch to 8 or 9 years if the battery is maintained. Call (585) 496-2148 if your motor is between 4 and 6 years old and showing symptoms – replacing it before it fails completely usually costs less than an emergency call after it seizes.
Some FM-series motors can be repaired when the issue is a worn gear, a burned capacitor, or a corroded terminal. Most sealed MM-series motors cannot be opened meaningfully without voiding the housing, so replacement is the practical fix. We’ll quote both options when repair is viable. Call (585) 496-2148 for an honest assessment.
A single gate motor replacement takes 45 to 90 minutes on site once the part is in hand. Most Yonkers jobs are completed same day when we diagnose and replace in one visit. Call (585) 496-2148 and we’ll tell you honestly if we have your motor on the truck before we dispatch.
We stock FM500, FM502, MM371, and MM572 motors and common control boards on our trucks, plus hardware for the other brands we service including LiftMaster, Ghost Controls, and DoorKing. If your model is outside our truck stock, we can usually source the part within two to three business days. Call (585) 496-2148 with your model number and we’ll check inventory while you’re on the phone.
